WHAT’S INVOLVED

What a basement renovation can include

Family and recreation rooms

Comfortable shared space for movies, play or guests.

Home offices and gyms

Quiet, well-lit rooms planned around how you’ll actually use them.

Bedrooms and bathrooms

Additional sleeping space and washrooms, planned with the code requirements they bring.

Laundry and storage

Utility areas and storage that stay accessible once the space is finished.

Insulation, framing and drywall

The wall and ceiling assemblies that make a basement warm, dry and quiet.

Below-grade flooring and lighting

Floors suited to concrete slabs and lighting that makes up for limited daylight.

BEFORE YOU START

Plan it
properly.

A few decisions made early tend to save time, money and rework later.

  1. 01

    Deal with moisture first.

Signs of water, dampness or efflorescence should be understood and addressed before anything is finished over them.

  2. 02

    Check ceiling height and obstructions.

Ducts, beams and pipes affect layout and how open the space can feel.

  3. 03

    Bedrooms need a way out.

Under the Ontario Building Code, bedrooms generally need a window or door that meets egress requirements.

  4. 04

A rental unit is a different project.

A separate secondary suite brings its own permit, fire-separation and building-code requirements.

COMMON QUESTIONS

Good to know.

Do I need a permit to finish my basement?

In many GTA municipalities, finishing a basement, especially adding a bathroom or bedroom or changing structure, requires a building permit. Your local building department can confirm what applies to your project.

My basement feels damp. Can it still be finished?

Often, but the cause should be found and addressed first. Finishing over an unresolved moisture problem usually leads to bigger repairs later.

Can you add a bathroom in the basement?

Usually, though the location of existing drains and the depth of the sewer connection affect how it’s done. We’ll go through those details with you.
